PM for Roll-Up Doors
SERVICES INCLUDED:

Checking for proper operation of door(s).

Inspect exposed rollers, bearings, track, rails, slat & panels.

Check and tighten all fasteners.

Lubricate all friction points as needed.

Inspect motor operator &/or drive assembly

Record results & findings, and report any needed repairs or operational adjustments.

Inspect lift Cables and replace any cables that are fraying or damaged.

Check all hardware and tighten fasteners as necessary.

Check cable drums and spring fittings for fracture and visible wear. (Note: If any are detected, they must be replaced.)

Manually operate the door. Check for proper balance, smooth operation and inspect for fatigue or cracked hinge components. (Note: If the door has an operator installed on it, disconnect before inspection.)

Apply a small amount of SAE 30 weight oil to the torsion springs.

Cycle the door at least 3 times to evenly distribute the oil.

Lightly oil the rollers and hinges. (Metal rollers only)
